Minutes of the Board of Directors Meeting
January 28, 2008

Bob Bates called the meeting to order at 5:30P.M.

Guest Presentations
Tony Hamel board President of Pineridge and a few other owners were present to discuss the painting of the greenbelt walls. These walls are not scheduled to be repaired and repainted again until 2009. They came to request that the walls be painted this year due to the deteriorating condition of some of the areas.  It was explained that most of this pre mature damage is believed to be caused by the walls not being sealed properly by the original builder and the irrigation system of the homeowner seeping through the block wall. Management will get an opinion from the association’s attorney with respect to how to legally deal with this issue.

Approval of Minutes
The November 26, 2007 meeting minutes meeting minutes were approved as presented.

Financial Statements

The November & December 2007 financial statement was reviewed and approved, subject to the normal year-end CPA review.

Architectural Committee
Management reported that there were no submittals approved this month.

Landscape Liaison
Alvin reported that Jack and Dave continue to work nicely together and there was no need to meet.
 
Old Business
Jayne reported that she did receive 2 phone calls from City of Chandler council members with respect to the center beds on Chandler and Gila Springs Blvd. saying that they would speak to the City planner and get back with her. She will e-mail them again for an update.

New Business
Jack presented a project list for 2008 that he will be working on, most of the items were just normal maintenance items that were already in the budget and did not require approval, however the board did duly approve the proposal from Walker Painting to do the scheduled wall repair and painting at Fountain Court, section 14C south of Ray Rd, ant the UDC area at Popular and Day.

Intel Community Advisory Panel

Theresa Gunn from Gunn Communications has asked someone from the Gila Springs Board to assist them on the Intel advisory Panel, Georganna Meyer volunteered to serve on this panel on the behalf of Gila springs Community Association.

Adjournment

With no other items to come before the Board, the meeting adjourned at 6:55 p.m.
